MYTHS AND FACTS ABOUT NEW HOME CONSTRUCTION
 
Whether you are thinking about building a new home or in the process of building your dream home. As a Professional Home Inspector, I see the good and bad of the industry.   With the population boom in the Phoenix and surrounding areas, new home construction and subdivisions are appearing everywhere. The new home construction industry exists to make a profit.  Often builders lack skilled workers, so they hire un-skilled day laborers to fill the ranks so these homes can be built and closed on!  Builders will also cut corners in order to save money.  For the price consumers pay for a new home today, the lack of quality in many of today's home is dreadful.
 
 There are some really good homes built in the area. You can not solely pick your building company on name alone.  Below are some myths I hear all the time about building companies. It's time to set some things straight! 
 
Myth #1: You can't go wrong with a Nationally named builder!
 
Fact: News shows like "60 Minutes" and "Dateline" have segments every year about nationally known builders involved in class action lawsuits over cutting corners and other poor building practices.  Hiring a well known builder does not guarantee you will receive the quality home you are expecting.  The builder will often hire subcontractors to build your home.  These subcontractors may not have the experience or quality work you are expecting.  What can you do?

Myth #2: I'm building a new home nothing can go wrong down the road!
 
Fact: Again the builder will often hire subcontractors to build your home.  These subcontractors may not have the experience or quality work you are expecting. Many items manufactured today are done on an assembly line without any attention to detail.  Quality and craftsmanship are often missing.  What can you do?

Myth #3: My home was built in the city limits so it had city inspectors inspecting it as it was built.

Fact: This is one of the biggest myths out there.  The city inspectors in Phoenix and the surrounding areas are bogged down by all the new home construction being built. There are not enough inspectors to do a thorough job.  Due to the enormous workload a city inspector may do your home inspection in less than 20 minutes.  There may even be homes that have never even been seen by a city inspector!  Do you want move into a home where a city inspector had never been to the home or only spent 20 minutes inspecting it?

Myth #4: My builder showed me where they hired a company to inspect the home while it was being built and that shouldn't go out and hire an independent inspection myself
 
Fact: If a builder builds quality homes, they will never be afraid if you hire an independent inspector. The builder may hire code inspectors but the are there for the builder and look only for code issues.  A quality builder will actually encourage you to hire an independent inspector.
 
bullet It's best if you hire an independent home inspector that doesn't work for the builder but works for you.

 

Myth #5: My builder said they couldn't allow my Home Inspector on the property because of insurance reasons.
 
Fact: If a builder doesn't want you to inspect the home, there must be a reason.  This should make you suspicious.
 
bullet Hire an independent home inspector and get a second opinion don't trust just the builder

Myth #6: My builder said I was being too picky about wanting some items fixed in my home.  Is he right?  Am I being too picky?

Fact: It's your money, shouldn't you be allowed to have your home perfect.  You wouldn't buy a new car and pay full price if it had scratches, dings or the engine sounded funny, would you?  It's your home.  You have hired a professional builder to do the work with very little mistakes.  Mistakes and defects are seen often with unskilled laborers.  You deserve the best workmanship on your home.  It's your money demand quality.

Myth #7: My builder said I didn't need an independent home inspection because I had a 1 year warranty and if anything goes wrong it will happen within that year

 
Fact: I have never inspected a newly constructed home where I didn't find something a builder needed to fix or repair multiple items.  They always miss something.  Most builders know you probably won't have a home inspection on your new home.   You may find a minor problem but probably not before the warranty runs out so they don't have to fix a thing.  Most of the time it's not a major problem it's a minor one.   It's a lot easier  on you to have major or minor items fixed or replace during construction rather than after you have lived there for a year.

I could give you more and more examples, but the point is contact a Home Inspector and have peace of mind even before the foundation is poured.  For the cost of 2 high quality faucets, you can pay for your home inspections!

    Gas appliances not plumbed correctly

    Damaged or missing shingles, flashing or ridge vents

    Roof decking not cut for ridge vents

    Missing H-clips on decking   
bullet
    Improper gas lines 
bullet
    Insufficient main electrical feed

    Poor caulk & seal
bullet
     Insufficient grading 
bullet
     Rafters notched, missing or damaged  
bullet
     Improper electrical panel installation
bullet
     Improper breaker sizing for electrical appliances (thus voiding your warranty on the appliance)

    Missing weep holes
bullet
     A/C's not installed properly        
bullet
    Water heaters improperly installed
bullet
     Improper flue clearance

 
          These are only a tiny fraction of problems inspectors routinely find on new homes.
